Boxxs provides secure, drive-up storage space to both businesses and local residents. Whether it’s overflow stock or personal belongings, it offers a practical, local solution for people who need flexible space.
But we’re not stopping there.
We will upgrade the site, modernise the infrastructure, and invest in the wider estate.
We’ve just received planning permission to develop the site immediately adjacent to Boxxs, where we plan to build a range of hybrid business units designed to support modern SMEs.
Our aim is simple. Support the people who already use it and make life easier for the next wave of tenants. On-site storage is not a luxury. It’s part of the backbone that helps businesses scale.
This ties in with our bigger strategy. At SRA Ventures, we’re focused on developing smart, high-value real estate assets that support businesses’ operations. That means offering more than just square footage. It means thinking about storage, access, logistics, and cash flow.
That kind of thinking helped us turn things around at E-Net Park in Linlithgow. At one point, a large percentage of our units were sitting empty. The space was good, and the pricing was competitive, but we weren’t offering enough. That changed when we started targeting e-commerce sellers and built what became Ebay Village.
Instead of just renting space, we started solving real problems like storage overflow and courier costs. We negotiated discounted carrier rates and gave our tenants shared benefits. The result was simple: The site filled up, businesses grew, and everyone won.
We’re taking that same logic and applying it to Boxxs.
