The Courier has reported on our latest proposed development, a transformation of the long-derelict ABP abattoir site on Strathtay Road, Perth, into Scotland’s first design-led modular self-storage park.
Our proposal, submitted as a pre-application enquiry to Perth & Kinross Council, sets out plans to demolish the unsafe, deteriorating structure and replace it with a phased development of 116 Stronghold modular storage units. These units are specifically designed for visually sensitive locations, with insulated flat-panel exteriors, concealed fixings, and a flush roof profile.
The project aims to provide a quiet, low-impact, and secure storage solution for local households, tradespeople, and businesses. Access would be fully automated via smartphone, supported by 24/7 monitored CCTV, with no permanent on-site staff.
The current building, constructed in the 1960s, has been vacant for over a decade and is in advanced structural failure, with collapsed roof sections, significant water damage, and the likely presence of asbestos and RAAC. Previous redevelopment proposals have been rejected over concerns about traffic, operational impact, and compatibility with nearby homes.
This new approach addresses those concerns while delivering a practical and beneficial use for the site.
